Modular or traditional construction: how to choose
Building on site, or making in a workshop and then setting down: both methods have their strengths. What changes in lead time, price, impact on the land and design freedom.
In Morocco, building often means a concrete-and-brick site run on the land for many months. Modular construction offers another path: make most of the building in a workshop, then assemble it on site. The two methods suit different projects.
Where the work happens
In traditional construction, everything happens on the land: earthworks, foundations, walls, roof, finishes. The site depends on the weather, on access, on crews being available and on materials arriving.
In modular construction, most of the work is done under cover, in a workshop. Meanwhile, the land is prepared. Both move forward in parallel, and installation on site takes only a few days.
Time
With us, a project runs in four stages: design and quote take 1 to 4 weeks, manufacturing 12 to 20 weeks, then come delivery and installation, and finally the handover, followed by 12 months of support. The schedule is set at the start and depends little on the weather.
Traditional construction can be quick for a small volume, but it remains exposed to the hazards of a building site: bad weather, late deliveries, crews shared between several sites.
Price
In a workshop, quantities are calculated before starting and the work repeats from one home to the next. That is what lets us fix the price and lead time from the start. On a traditional site, the initial quote changes more often, as surprises come up.
The land
A traditional site changes the land for good: concrete foundations, heavy machinery, material storage, access roads. Our homes sit on reversible foundations, with no concrete: if the home is ever moved, the land can return to its original state. That matters in a landscape you want to keep intact, a palm grove, an olive grove, a mountain slope.
Design freedom
This is the strength of traditional construction: no limit on size or shape set by transport. A large building, a house on several floors, earth architecture with thick walls: building on site remains the right answer.
Modular construction works with one rule: each module must fit on the road. So several modules are combined, and the terraces, outdoor spaces and orientation are designed around them. For homes of 18 to 35 m², that rule steers the design towards the essential.
Craft
Morocco has a rich building culture: earth, lime, wood, stone. Workshop building welcomes it: you find it in the finishes, renders and joinery of our homes.
How to choose
- You want a large volume, several floors or massive earth architecture: traditional construction is the right fit.
- You want a retreat, a guest room or a group of lodges on natural land, with a lead time and price known in advance and the land preserved: modular construction works well.
- Either way, check early with your local municipality which rules apply to your land.
